Cindy L. Dow is an award-winning designer and interior decorator based in Belleville, Ontario. Cindy facilitates colour theory 101 along with kitchen & bath renovation workshops for Belleville's Loyalist College. Cindy provides a full range of design, decor and project management services to builders and homeowners in Eastern Ontario. With over 25 years of experience she is creative, versatile and well-connected to suppliers and tradesmen in the region.

What is the purpose of a floor plan?

While creating floor plans can be time consuming and difficult to do on your own, having a floor plan can be the single best way to avoid costly mistakes and will help to keep your renovation project on track. Floor plans are particularly beneficial for those facing the challenge of placing furniture in tight spaces and in proximity to multiple windows and doors. We've helped many clients to pre-visualize their finished space by placing furniture to best advantage using a custom floor plan. You don't have to have every piece against the wall either. Modern technology even allows us to create a virtual 3D model of your space based solely on your room and furniture measurements.

I can't afford to do everything at once – where do I start?

At the beginning, this is the Planning Process, we work together to develop a plan. We will help you determine where to make the biggest difference in your space and how your money is most effectively spent. Part of this process is helping you plan for future phases of your decorating needs.

Does designing with colour affect mood?

Absolutely. Colours can make us feel different ways and even contribute to our sense of well-being. Careful choice of colour can help us feel calm or relaxed, happy, energized, even excited. For instance, red is a great choice for a dining or eating areas as it can enhance your eating experience. Notice the next time you are in a fine restaurant if there is any red in the decor. Room orientation and exposure to warm or cool exterior lighting can also influence choice of colour. A well integrated colour scheme may help to bring unity (or contrast) to various parts of your home or office. Colour should support the various types of activities your rooms are used for.

I've heard that staging can be expensive.  Is it?

Not when you compare the cost of staging to what you could gain in return. An average staging job for one month in the Toronto market is $3000. When looking at this price alone, it may seem like a lot, but when you consider the return on investment it's really a small price to pay. Independent studies show that a staged home can bring as much as 3% to 10% above the asking price and in some markets, much more. Take a $500,000 home, 3% to 10% above asking price translates into $15,000 to $50,000 more in your pocket just by simply staging your house.

My Real Estate Agent has instructed me on what to do to prepare my house for the market, isn't that enough preparation?

Agents have great advice to offer to the home seller; however they also know that it's just not always easy to get a home into top selling condition in a timely manner without some type of experienced assistance.

My home's been on the market for quite some time, should we reduce the price and then have you come to stage our house?

No.  Let's stage the house first.  The price to stage is less than having to reduce the selling price.  In fact, we've had several instances where a house had been on the market for a longer than average time and had been reduced in price.  After we staged the house, it looked so good that both the realtor and seller agreed to increase the price back to the original selling price.  Staging can make that much of a difference!
